November 2025: base rate held at 4% and remortgaging without the stress

First sent to newsletter subscribers in November 2025. Rates, figures and news were correct at the time.

November is often a decision month for buyers and remortgagers. With the year end approaching, many people are locking in plans rather than waiting for January.

Bank of England base rate held at 4%

On Thursday 6 November, the Bank of England kept the base rate at 4%. The vote was close, with five voting to hold and four voting to cut, and the Bank signalled that if inflation continues to ease a reduction could come soon.

What this means for you:

  • Fixed mortgage pricing has been edging down as markets anticipate possible cuts
  • Some lenders have already trimmed rates and competition has picked up
  • If you are within six months of your deal ending, it is worth exploring options now, since you can often secure a rate and switch later if something better appears

Remortgaging without the stress

A large number of fixed deals are set to end between January and March. If you do nothing, your lender will move you to its standard variable rate, which is usually higher.

Here is a four step plan:

  1. Check the exact end date of your current deal
  2. Start a review four to six months before it ends
  3. Ask me to compare your current lender's product transfer with alternatives
  4. If a better rate appears before completion, I can help you switch so you are not missing out

This approach helps you avoid a jump in payments while keeping flexibility if the market improves.

Looking ahead: the Budget on Wednesday 26 November

The Chancellor will deliver the Autumn Budget on Wednesday 26 November. There is active speculation about measures for first time buyers and housing supply, along with broader tax changes. I will publish a Budget special with a simple breakdown of the parts that affect homeowners and buyers as soon as it lands.
