Mortgages for high earners and larger loans

When you earn well and want to borrow a lot, a lender's standard calculator doesn't always tell the full story. How they treat your bonus, other income and the size of the loan all affect what you can get.

  • Bonus and commission counted properly
  • Higher income multiples from some lenders
  • Loans over £1 million, including private banks where it makes sense
  • No broker fee on loans of £400,000 and above

Bonus, commission and overtime

Lenders vary a lot here. Some only count half of your bonus. Others will use all of it, averaged over the last two years, and a few will use the latest year if it's paid regularly. If a large part of your pay is variable, choosing the right lender can change what you can borrow by a big amount.

Shares and other income

If part of your pay comes as shares, for example restricted stock units that vest every year, a small number of lenders will take them into account. Rental income, investment income and a second job can also count, depending on the lender and how long you've had them.

Higher income multiples

Most lenders cap borrowing at around four and a half times income. Some will go higher for people earning above a certain amount, or for particular professions such as doctors, dentists, lawyers and accountants. It still has to be affordable once your outgoings are taken into account, and I'll be straight with you about that.

Loans of £1 million and above

Fewer lenders work at this level and they look more closely at each case. Most limit how much they'll lend as a share of the property value once the loan gets above a certain size, so you'll usually need a bigger deposit. Valuations take more time too.

Private banks are an option for some clients. They look at your overall wealth as well as your income and can be more flexible, though some expect you to hold savings or investments with them. They aren't always cheaper than mainstream lenders, so I'll compare both.

Interest only

Some lenders offer interest only, or part interest only and part repayment, to higher earners. You'll need a believable plan to repay the loan at the end, such as investments, the sale of another property, or regular bonuses paid off the balance. Lenders usually set a minimum income or a minimum amount of equity before they'll consider it.

The high net worth option

If you earn at least £300,000 a year, or have net assets of at least £3 million, you can choose to be treated as a high net worth customer. That allows some lenders to be more flexible on affordability, but it means giving up some of the protections that normally apply. I'll explain what that means before you decide.

Adam has been an absolute pleasure to deal with throughout my house purchase as a first-time buyer. He went above and beyond to find the best possible interest rate for me and was always on hand to answer any questions I had about the mortgage application process, no matter how big or small. Buying my first home on my own could have been a confusing and stressful process, but Adam provided invaluable support and guidance throughout. He was always approachable, patient and reassuring, and made sure I understood each step along the way. I’m incredibly grateful for all his help and would highly recommend Adam to anyone looking for a mortgage adviser, particularly other first-time buyers.

Questions people ask

How much can I borrow on a high income?

Most lenders lend up to around four and a half times income, and some go higher for higher earners. The real figure depends on your outgoings, deposit and any other borrowing. A short call is usually enough for me to give you a realistic number.

Will lenders count my bonus?

Most will count some of it. Some use half, some use all of it averaged over two years, and a few will use the latest year. I'll go to the lenders that treat your bonus most fairly.

Do I need a bigger deposit for a large loan?

Usually, yes. Many lenders reduce the maximum loan to value as the loan gets bigger, so a loan over £1 million often needs a larger deposit than a smaller one. The exact figure depends on the lender.

Is a private bank better than a high street lender?

Not automatically. High street lenders often have lower rates. Private banks can be more flexible, especially with complicated income or wealth held in investments. I'll compare both for you.

Do you charge a fee for large loans?

There's no broker fee on loans of £400,000 and above. I'm paid a commission by the lender when the mortgage completes, which doesn't increase the cost of your mortgage.
