Buying in Knutsford

The town has Tatton Park on its doorstep, a busy centre around King Street and Princess Street, a station on the line into Manchester and quick access to the M6 and the airport. Out in the villages you'll find larger detached homes, barn conversions and properties with land.

Rural and unusual properties

  • Land. Many lenders limit how much land they'll accept with a house, or only take the house and a few acres into account.
  • Equestrian property. Stables and paddocks used for your own horses are usually fine. Anything used as a business is a different type of lending.
  • Agricultural ties. Some homes can only be lived in by people working in agriculture. Fewer lenders will consider these, and the valuation reflects it.
  • Private water and drainage. Common in rural homes, and usually fine, but some lenders ask more questions.

I'll check a lender is comfortable with the property before you spend money on surveys and legal fees.

Meeting in person

My office is in Hale, a short drive from Knutsford. I'm happy to meet you in person, at home or somewhere convenient, or we can do everything by phone, video and email if that's easier.

Adam has been an absolute pleasure to deal with throughout my house purchase as a first-time buyer. He went above and beyond to find the best possible interest rate for me and was always on hand to answer any questions I had about the mortgage application process, no matter how big or small. Buying my first home on my own could have been a confusing and stressful process, but Adam provided invaluable support and guidance throughout. He was always approachable, patient and reassuring, and made sure I understood each step along the way. I’m incredibly grateful for all his help and would highly recommend Adam to anyone looking for a mortgage adviser, particularly other first-time buyers.

Questions people ask

Can I get a mortgage on a house with land?

Usually, yes, but many lenders limit how much land they'll accept. Above that, fewer lenders will consider it, so it's worth checking before you offer.

What is an agricultural tie?

It's a planning condition that limits who can live in the property, usually people working in agriculture. Fewer lenders will lend on these homes, and they tend to be valued lower.

Can I borrow to convert a barn or outbuilding?

Sometimes. It depends on the scale of the work and whether you'll live there during it. Tell me what you have in mind and I'll tell you the options.
