October 2025: faster homebuying plans and protecting what matters

First sent to newsletter subscribers in October 2025. Rates, figures and news were correct at the time.

October often marks a key turning point in the property market, with buyers aiming to complete before Christmas.

Government proposals to speed up house buying

The government has revealed plans to streamline the homebuying process, aiming to shorten transaction times by around four weeks.

As part of the proposals, sellers and estate agents may be required to supply condition reports, survey data and leasehold information before a property goes on the market.

If adopted, these changes could reduce surprises, lower the risk of deals falling through, and give buyers more confidence when making offers.

Prices are climbing again

  • According to Nationwide's latest figures, UK house prices rose 0.5% in September, bringing annual growth to 2.2%.
  • Interest rate forecasts remain cautiously optimistic. Many economists expect modest cuts later this year or early next year, with rates potentially dipping from 4% towards 3.75% in 2026.
  • That positive movement suggests underlying resilience in the housing market, even as broader economic factors remain uncertain.

Protect what matters most

When taking out a mortgage, it's easy to focus on the property, but protecting the people behind it matters just as much.

If illness, injury or even death were to happen, the right protection can make a world of difference. Policies like life cover, income protection and critical illness cover can:

  • Cover your repayments if something unexpected happens
  • Help your family keep their home if the worst happens
  • Give you peace of mind that everything is protected

Even a small amount of cover can make a big difference, so it's worth reviewing alongside your mortgage. If you haven't reviewed your protection in a while, it's a good time to check you're still covered properly.
