Buying in Alderley Edge and Prestbury

Alderley Edge has the village, the station and the Edge itself, with large detached homes in the roads around it. Prestbury is quieter, a village near Macclesfield with its own station and golf club. Nearby Mottram St Andrew and Over Alderley have more rural homes, some with land.

Borrowing at this level

At this price range the choice of lender narrows. Many cap the loan to value on bigger loans, and they look closely at where your income comes from. Business owners, people paid largely in bonus or shares, and people with careers that pay well over a shorter period can all find mainstream lenders awkward.

Some clients are better served by a private bank, which looks at your wealth as a whole. Others prefer interest only, or part interest only, with a clear plan to repay. I'll compare the options and explain the trade offs.

Homes with land

Some properties come with paddocks, stables or outbuildings. Lenders often limit how much land they'll accept, or only value the house and a set amount of land, so it's worth checking before you offer.

Meeting in person

My office is in Hale, a short drive from Alderley Edge and Prestbury. I'm happy to meet you in person, at home or somewhere convenient, or we can do everything by phone, video and email if that's easier.

Adam has been an absolute pleasure to deal with throughout my house purchase as a first-time buyer. He went above and beyond to find the best possible interest rate for me and was always on hand to answer any questions I had about the mortgage application process, no matter how big or small. Buying my first home on my own could have been a confusing and stressful process, but Adam provided invaluable support and guidance throughout. He was always approachable, patient and reassuring, and made sure I understood each step along the way. I’m incredibly grateful for all his help and would highly recommend Adam to anyone looking for a mortgage adviser, particularly other first-time buyers.

Questions people ask

Can I get an interest only mortgage?

Possibly. Lenders want a credible plan to repay the loan, such as investments, other property or regular bonuses, and they usually set minimum income or equity levels. Part interest only is also an option.

What is the high net worth exemption?

If you earn at least £300,000 a year or have net assets of at least £3 million, you can choose to be treated as a high net worth customer. Some lenders can then be more flexible on affordability, but you give up some of the usual protections.

Do I need a bigger deposit for a loan over £1 million?

Usually, yes. Many lenders reduce the maximum loan to value as the loan gets bigger. Private banks can sometimes be more flexible if you have significant savings or investments.
