Mortgages for doctors and medical consultants

Rotations, fixed term contracts, locum shifts and private practice income can all trip up a standard mortgage application. Some lenders understand how medical careers work and will lend more as a result. I'll make sure your application goes to them.

  • Higher income multiples from some lenders for doctors
  • Resident doctors on rotation and training contracts
  • NHS salary plus private practice income
  • No broker fee on loans of £400,000 and above

Resident doctors

Moving between trusts every year or so on fixed term training contracts worries some lenders, who prefer a permanent job. Others are used to it and accept training contracts without any fuss. Lenders also differ on whether they'll count extra pay such as on call supplements, weekend allowances and extra shifts, which can make a real difference to what you can borrow.

Consultants

Your NHS salary is straightforward. Private practice income is treated as self employed income, so lenders usually look at your tax calculations for it, typically over two years. If your private work goes through a limited company, lenders will look at it the same way they would for any company director.

Lenders also vary in how they treat additional programmed activities and clinical excellence awards. I'll check how each one would assess your full pay before recommending anything.

GPs

Salaried GPs are assessed like any employed applicant. GP partners are self employed, so lenders look at your share of the practice profit. If you've recently become a partner and don't have two years of figures yet, some lenders will still consider you.

Locums

If you work as a locum through an agency or your own company, lenders want to see a track record. Some will lend after twelve months of locum work, particularly if you were employed in the NHS before.

Higher income multiples

Some lenders let doctors borrow more than the usual four and a half times income, and a few will accept a smaller deposit. These deals aren't always the cheapest, so I'll show you what the extra borrowing costs before you decide.

Fitting around your rota

Whether you work at Wythenshawe, the MRI, the Christie, Salford Royal or anywhere else in England and Wales, most of the process can be done by phone, video and email. I'll fit calls around your rota where I can.

Adam has been an absolute pleasure to deal with throughout my house purchase as a first-time buyer. He went above and beyond to find the best possible interest rate for me and was always on hand to answer any questions I had about the mortgage application process, no matter how big or small. Buying my first home on my own could have been a confusing and stressful process, but Adam provided invaluable support and guidance throughout. He was always approachable, patient and reassuring, and made sure I understood each step along the way. I’m incredibly grateful for all his help and would highly recommend Adam to anyone looking for a mortgage adviser, particularly other first-time buyers.

Questions people ask

Can I get a mortgage on a fixed term training contract?

Yes. Many lenders accept training contracts for resident doctors, as long as you're in a recognised training programme. Some are more relaxed about it than others, so the choice of lender matters.

Will lenders count my on call pay and extra shifts?

Many lenders count pay that's part of your contract, such as on call supplements. Extra shifts and bank work usually need a track record, often six to twelve months.

I've just become a consultant. Can I use my new salary?

Usually, yes. Most lenders will use your new salary once you have a contract and a payslip, and some will consider it before you start.

Do I need two years of accounts for my private practice income?

Most lenders want two years, but some will use one year. If your private income is new, we can often base the application on your NHS salary alone for now.

Does my student loan affect how much I can borrow?

Student loan repayments reduce your take home pay, and lenders take that into account. The effect is usually small compared with the difference the right lender can make.
