Buying in Didsbury

Didsbury Village, Burton Road in West Didsbury and Fletcher Moss Gardens make this one of the most popular parts of South Manchester. The Metrolink runs through the area, and the Christie, Wythenshawe Hospital and the universities are close by, so a lot of buyers here work in healthcare or education.

Converted flats and leasehold

Many of the larger Victorian houses have been split into flats. Lenders look closely at how long is left on the lease, the ground rent and any service charge, and most want a minimum number of years left on the lease when the mortgage ends. Flats above shops in the village can also be harder to finance. I'll check all of this before you commit to legal fees.

Doctors and healthcare staff

If you work at one of the nearby hospitals, some lenders are more flexible with training contracts and on call pay, and a few will lend higher income multiples to doctors. My page on mortgages for doctors has more detail.

Meeting in person

My office is in Hale, a short drive from Didsbury. I'm happy to meet you in person, at home or somewhere convenient, or we can do everything by phone, video and email if that's easier.

Adam has been an absolute pleasure to deal with throughout my house purchase as a first-time buyer. He went above and beyond to find the best possible interest rate for me and was always on hand to answer any questions I had about the mortgage application process, no matter how big or small. Buying my first home on my own could have been a confusing and stressful process, but Adam provided invaluable support and guidance throughout. He was always approachable, patient and reassuring, and made sure I understood each step along the way. I’m incredibly grateful for all his help and would highly recommend Adam to anyone looking for a mortgage adviser, particularly other first-time buyers.

Adam was quick to respond to our questions and ensured the product was the right one for us. I would definitely work with Adam again in the future and highly recommend his services.

Questions people ask

How long does the lease need to be?

It varies by lender, but most want a set number of years left on the lease when the mortgage ends. Short leases can often be extended, and it's best to sort that before buying.

Can I get a mortgage on a flat above a shop?

Yes, with some lenders. Fewer lenders will consider them and some want a bigger deposit, so it's worth checking before you offer.

How much deposit do I need as a first time buyer?

Some lenders accept 5 per cent, though a bigger deposit usually gets you a better rate. I'll show you how the rate changes at different deposit levels.
