Adam has been an absolute pleasure to deal with throughout my house purchase as a first-time buyer. He went above and beyond to find the best possible interest rate for me and was always on hand to answer any questions I had about the mortgage application process, no matter how big or small. Buying my first home on my own could have been a confusing and stressful process, but Adam provided invaluable support and guidance throughout. He was always approachable, patient and reassuring, and made sure I understood each step along the way. I’m incredibly grateful for all his help and would highly recommend Adam to anyone looking for a mortgage adviser, particularly other first-time buyers.
Mortgages for dentists
Most associate dentists are self employed, so lenders usually want to see tax calculations. That can be awkward if you've recently qualified, changed practice or bought into one. Some lenders are much more flexible with dentists than others.
- Associates, practice owners and newly qualified dentists
- Options with one year of self employed income
- Higher income multiples from some lenders
- No broker fee on loans of £400,000 and above

Associate dentists
As an associate you're normally self employed, so lenders look at the net profit on your tax calculations, usually averaged over two years. Some will lend with one year of figures. It's the figure after expenses such as lab fees and indemnity that counts, not your gross earnings.
Newly qualified dentists
After foundation training you might only have a few months as an associate. Most lenders will want to wait for a full tax year, but a small number will look at your associate contract and what you've earned so far. If you're planning to buy soon after qualifying, it's worth talking to me early.
Practice owners and partners
If you own or part own a practice, lenders look at your share of the profit, whether you trade as a sole trader, a partnership or a limited company. Buying into a practice is funded separately from your home mortgage, but any business borrowing or personal guarantees will come up in your application, so tell me about them at the start.
Higher income multiples
Some lenders let dentists borrow more than the usual four and a half times income. As with any deal, I'll compare the cost against standard lenders so you can see whether the extra borrowing is worth it.

Questions people ask
How many years of accounts do I need as an associate dentist?
Most lenders want two years of tax calculations. Some will lend with one full year, and a small number will consider newly qualified dentists sooner.
I've just finished foundation training. Can I get a mortgage?
Possibly. Most lenders will want a full year of self employed income, but a few will look at your associate contract and earnings so far. Talk to me before you start viewing.
Does it matter whether my income is NHS or private?
Not usually. Lenders look at the total net profit on your tax calculations, whatever mix of NHS and private work it comes from.
I'm buying into a practice. Will that affect my mortgage?
It can. Lenders will ask about any business loans you're personally responsible for. It's best to plan the two together, so tell me about it at the start.
