March 2026: swap rates easing ahead of the spring market

First sent to newsletter subscribers in March 2026. Rates, figures and news were correct at the time.

Spring is traditionally one of the busiest periods in the property market, and 2026 is already showing early signs of increased activity.

Swap rates are gradually decreasing

Behind the scenes, one of the most important drivers of fixed mortgage pricing, swap rates, has been gradually trending down. Swap rates are what lenders use to price fixed mortgages. When they fall, it typically allows lenders to reduce fixed rate products. What this could mean for you:

  • Fixed mortgage deals may continue to edge lower
  • Lenders gain confidence to introduce more competitive pricing
  • Buyers and remortgagers could benefit from improved affordability
  • Rate stability becomes more likely if economic conditions remain steady

While swap rates don't always translate instantly into headline rate cuts, the direction of travel has been encouraging over recent weeks.

Bank of England: next decision 19 March

The Bank of England held the base rate at 3.75% at its February meeting, with a narrow 5 to 4 vote highlighting ongoing debate about the timing of future reductions. This tells us:

  • Policymakers remain cautious
  • Further cuts later this year are still possible
  • Inflation and wage data will heavily influence future decisions
  • Markets continue to watch closely, with the next decision on 19 March 2026

Even with February's hold, rates remain at their lowest level since early 2023, and expectations for gradual easing later in 2026 have not disappeared.

Approvals remain measured

Recent data shows mortgage approvals are still below long term averages, despite improving mortgage pricing. In simple terms, rates have been easing, but buyer demand hasn't fully accelerated yet. This can create opportunity:

  • Competition in many areas remains steady rather than overheated
  • Serious, well prepared buyers may have stronger negotiating power
  • Sellers are often more receptive to proceedable offers

Buyers returning earlier

Estate agents are reporting enquiries picking up earlier than usual this year, with motivated buyers active ahead of the traditional post Easter surge. For buyers, that means:

  • Getting organised before competition rises
  • Securing a Mortgage in Principle early
  • Reviewing affordability before viewing properties
  • Being ready to act when the right home appears

Markets rarely move in straight lines, but those who prepare early consistently benefit.

Why a mortgage adviser matters in a changing market

Small differences in timing and lender choice can make a meaningful financial difference. Here's how an adviser adds value:

  • Access to a wide range of lenders, not just one
  • Different lenders assess income differently, particularly for self employed clients
  • Guidance through affordability and documentation
  • Support from application through to completion
  • Monitoring rates after application: if a lender improves pricing before completion, I can often switch you to the lower rate
  • Advice that works whichever estate agent you buy through
